Parking at Belle Aire Place
The Belle Aire Place Complex has a total of 140 allocated parking spaces for its residents.
18 of the 70 units have double garages, whilst the remainder of the parking spaces consists of 104 carports, covered with shade cloth.
Some 30 marked visitors bays are also available, spaced along the walls and near the recreation area.
Please familiarise yourself with this explanation to the charging of an additional levy for vehicles parked on common ground in line with the conduct rules 17.6 to 17.12 for the parking of vehicles within the boundaries of Belle Aire Place.
You can obtain the vehicle registration in the form below, or you can complete same at the gatehouse, where the guard will also provide you with your sticker.
1. Stickers.
a. Every car parked within the premises of BAP for more than one month must display a sticker on the windscreen, near the vehicle license sticker
2. Fees for vehicles parked outside the demarcated areas.
a. A fee of R 75.00 is being charged for every vehicle parked outside the demarcated areas as outlined in sections 3,4 and 5.
3. Parking under parking bays with shade cloth (Row 1, units 1 to 36 and row 3, units 47 to 62):
a. Every unit number is allocated two parking bays.
b. If less than two allocated parking bays are occupied by the unit owner or resident, then the empty space(s) may be “leased” to an owner or tenant who has more than two vehicles. This is subject to the approval by the trustees.
c. If the unit owner or tenant has more than 2 vehicles and one or more of the vehicles are parked on common ground, then a monthly charge for each vehicle will be levied, in line with section 17.12 of the Conduct Rules.
4. Parking in owner-garages (Row 2, units 37 to 46):
a. Every unit number is allocated two owner garages.
b. If the owner or tenant has more than 2 vehicles, or has any vehicle parked outside the garage, then such vehicles can be parked on the EUA, provided that the vehicle(s) do not protrude to the common area by more than ½ the length of the car. The EUA is defined as reaching up to an imaginary line between the two adjacent outer garage edges. Should two vehicles be parked in this manner, then at least one vehicle will be subjected to the monthly charge under section 17.12 of the Conduct Rules.
c. Any vehicle parked in full on common ground, (e.g. in front of the garage doors) will be charged the monthly levy.
5. Parking in EUA garages (Row 3, units 63 to 70):
a. Every unit number is allocated two EUA garages.
b. If the owner or tenant has more than 2 vehicles, or has any vehicle parked outside the garage, then such vehicles will be subjected to the monthly charge under section 17.12 of the Conduct Rules.
c. Vehicles parked in the common area between the garages may be exempt from such a levy, if both owners or tenants agree to the use of this space next to the garage. Approval by the trustees is also required.
6. All other rules as stated under section 17 will still apply.
7. Small luggage trailers and motor bikes are excluded from levy payments. However caravans or other vehicles occupying a full parking bay will not be excluded.
