Residents WhatsApp Group


We have a special WhatsApp group for our residents. At times will you find important notices when we have to do some repairs and need to shut down electricity or the water supply for a short time.
There is often also other news which the Trustees would like to share with you
You can scan the QR code at the gate to get immediate access to the BAP Residents Communication group, or ask a trustee to add your number.


Removal Vans

The maximum size of a removal van, or any other vehicle for that matter, in the complex, is a maximum of 3 tons payload.

How can you check if a truck can be allowed into the complex?
If you count the number of wheel studs on a wheel:
6 wheel studs – will be allowed
10 wheel studs – will not be allowed

Calls to the Guardhouse and Intercom


The Guardhouse can be called for security emergencies. It should also be called to advise the guards of expected visitors or service providers.
The number to access the guards on is Intercom 078 803 3265. This number can only be called by a phone that is registered on the Intercom system.

An additional number, 081 039 7907, and not linked to our Intercom, is also available.


Visitors to BAP Residents

No visitor or courier will be allowed unless the resident confirms such visit or delivery!

If a visitor or delivery arrives for you at the gate, gate control will call you on your phone to confirm access.
We therefore need from you at least one phone number under which you can be contacted.


Administration of the complex through elected trustees. 

In compliance with the Sectional Titles Act, a Board of Trustees is elected annually at the AGM.
They manage the affairs of the complex, supported by the Managing Agents, Stenersen Management Services (Pty) Ltd

You can download a copy of the latest Conduct Rules, published on 7 May 2025. We would appreciate it if you would familiarise yourself with these rules and comply with them


Residents Form

It is important for the administration of the complex by the Trustees, that certain records are available from all tenants, residents and owners.
Please ensure that you complete the residents form latest during the month of your occupation of the unit.

The Welcome Pack gives new residents a general overview of the day to day workings of the complex and a listing of the facilities and services provided. You can download the Welcome Pack as Word document and also as pdf file.

Pet Application

We are a pet-friendly complex and allow two pets per household. Rules are nevertheless necessary and pre-approval for the keeping of pets must be obtained from the trustees before any animal is brought into the complex.

On our Pet page will you see photographs of all pets currently within the walls of our complex. We can however only portrait those where we got some photos submitted. If yours is not shown, then please send us a photo whenever you find the time.


Parking your Vehicle

A total of 140 parking bays are reserved for the exclusive use of the residents – some in double garages, others in carports under shadecloth. In addition to the residents parking do we have some 30 visitors bays along the walls and near the recreation area.

Regulations are in place to ensure that all residents can make use of their rightful parking space for all their vehicles. Click on the link below to inform yourself and register your vehicle if you have noot done so yet.
