The line items from a levy statement

LEVY: The levy every owner has to pay to keep the complex up and running. We’ll explain it further down what is all needed and to be budgeted and paid. The levy is calculated through the QR ratio, i.e. the size of the unit for every owner.

CSOS LEVY: This is a levy which is to be paid by every owner to the “Omboudsman”, a legal institution or watchdog to ensure the effective management of a complex. It is also calculated on the QR ratio, 2% of the normal levy with the first R 500 deducted. It is capped to R 40.

Electrical and Water usage and Units: These costs are calculated directly from the individual meter readings and costs are based on the current municipal tariffs.

WATER DEMAND LEVY: A fixed amount, chaarged in bulk by the municipality and distributed in equal portions to every unit owner.

STORE ROOM LEVY: A fee of R 100 for every unit owner using a storeroom under the stairs.

PARKING LEVY: A fee of R 75 for every car not parked in an allocated garage or carport.

SPECIAL CONTRIBUTION WATER: A special levy, limited to one year, to implement measures for curbing the water losses of the complex.

OTHER CONTRIBUTIONS: Unit owners in debt may occur other items for arrear interest, legal fees and others.

What adds to the LEVY cost?

Sewerage and Security are the major contributors to our levy taking more than 60% from our total budget.

Other larger contributors are Insurance, Garden services, Maintenance and Agency fees.

Waste Water is the budgeted water for common areas (pool, dustbin cleaning and guardhouse, as well as a small portion of leaked water through leaks. This segment has grown more than tenfold during 2024 through leaks and the additional costs had to be taken from our maintenance reserves.
