Guidelines for the installation of air conditioning units or heat pumps
If you intend fitting an air conditioner or heat pump then please consider these points beforehand:
- Should a tenant see the need for the installation of an air conditioner or heat pump, then written consent from the owner must be available.
- The approval is for the applicant only and expires at transfer of ownership. Once the unit transfers ownership, the new owner is required to apply to the Board of Trustees for a transfer of the original application to the new owner.
- The Belle Aire Place Body Corporate Conduct Rules shall apply where applicable (aesthetics, visibility, noise).
- The condenser (external unit) should preferrably be of the inverter (silent) type.
- The installation should be registered with the Insurance selected by the Body Corporate and any additional premiums may be recovered from the owner or applicant through the monthly levy statements.
- The Insurance may request a Certificate of Compliance (CoC) for the installation.
- A Certificate of Compliance (CoC) must however be provided for cooling units with a capacity higher than 18 000 BTU, or where a separate electrical circuit is connected from the distribution board. Heat pumps must always be connected directly to the DB with a dedicated isolator switch.
- A photograph or sketch should be handed in, togetherr with the application, indicating the approximate position and dimensions for the condenser on the outside wall.
Apply for installing an air conditioner or heat pump
Approval may be granted by the trustees if they are are satisfied that the installation is within the scope as outlined in the STMA and in the Conduct Rules. An initial approval may be supported by visual inspections whilst work is in progress and any deficiencies found at such an inspection must be corrected by the owner to retain this approval.
Installation of Air Conditioner or Heat Pump
After receipt of your application will the trustees carefully carry out an assessment. They may have to come back to you for further qualifying questionns in order to gain a full understanding.
Once the assessment is done the trustees will communicate their decision in writing to you and the Managing Agent. You will also receive clear notes on the outcome of the decision, which may be the further rules or guidelines to be observed or reasons for non-approval.
This process will normaly take a few days only,
