Understanding the tarrifs and costs for electricity and water

The tarrifs for rates, electricity, water and waste disposal are set new in August every year and will reflect differently on your monthly statements.

The property rates and the weekly dustbin collection reflects on the rates statement from CoJ for every owner and is to be paid separately, directly to CoJ by the owner.

Charges for electricity, water and the sewerage are paid through the Body Corporate in bulk to CoJ on a monthly basis. Whilst water and electricity have a tariff which is stepped, depending on the usage by every owner, is the Sewerage fee and Water demand levy a fixed rate, irrespective of the size of the unit or the number of occupants in the dwelling.

The Water demand levy shows as a separte item on the levy statement and it will reflect with R 123,90, an increase of more than 60% from the past year.

The new Sewer charge is part of the your levy, amounting to R 890.65 per unit and month for the 2026/27 financial year.

For our Electricity bill, Network charges and a Demand side management levy, totalling about R 1500.00 monthly is shown on the municipal bill. These charges are also included in your levy.

Water and electricity meters to record the consumption of every unit for electricity and water, are provided for every unit and readings for all are taken at the end of each month and billed in accordance with the tables below.

The CoJ municipality is normally taking the readings every month, although not always consistently at the same date. The readings are then converted in daily consumption and divided by the number of units. This average “single unit” value will then be taken as the charging fee for the complex, who is then billed pro-rata by the same step tarrif as indicated in the below tables. Our electricity charges are billed at a slightly lower rate, about R 0.20 less than the table value, which compensates for common usage such as driveway lights, pool pump and gatehouse.
