Guidelines for installation of gas appliances

Please observe the following when you consider to do a kitchen or hot water change from electricity to gas:
  • Should a tenant see the need for such a gas installation, then written consent from the owner must be available.
  • The gas installations must comply with the National Standard SANS 10087-1.
  • Municipal by-laws must be observed.
  • The installation should be registered with the Insurance selected by the Body Corporate and any additional premiums may be recovered from the owner or applicant through the monthly levy statements.
Installation with gas cylinder inside the living area:
  • No approval is required by the trustees for an installation where a 9kg gas bottle is stored inside a kitchen cabinet.
  • The installation may be done DIY, if the gas cylinder is connected directly to the appliance with an orange flexible hose, or by an accredited installer.
  • The gas cylinder must be situated in a well-ventilated area, away from direct sunlight, electrical sources, and flammable materials.
  • The Insurance may request a Certificate of Compliance (CoC) for the installation.
Installation with gas cylinder outside the living area:
  • Approval is required by the trustees for all components of the installation which are outside of the walls of the property. This includes gas cylinders and their cage, gas lines and any gas appliances fitted outside the wall.
  • The routing and securing of all gas pipes must withstand normal wear and tear and must be done following best building practices.
  • All gas cylinders, regardless of their size, must be stored in a cage and be secured from tampering by another person.
  • The installation of external gas cylinders must comply with the distances shown on the graph below.
  • The Insurance will request a Certificate of Compliance (CoC) for the installation, including any electrical content thereof.

Apply now to change your kitchen appliance to gas

Approval may be granted by the trustees if they are are satisfied that the installation is within the scope as outlined in the STMA and in the Conduct Rules. An initial approval may be supported by visual inspections whilst work is in progress and any deficiencies found at such an inspection must be corrected by the owner to retain this approval.

If the gas cylinder is on the outside, the position of the cage and cylinder must be discussed with a trustee or a sketch/photograph can be provided to show the mounting position.

Installation of gas appliances

After receipt of your application will the trustees carefully carry out an assessment. They may have to come back to you for further qualifying questionns in order to gain a full understanding.

Once the assessment is done the trustees will communicate their decision in writing to you and the Managing Agent. You will also receive clear notes on the outcome of the decision, which may be the further rules or guidelines to be observed or reasons for non-approval.

This process will normaly take a few days only,
