
Water storage installation guidelines

Please observe the following when you plan to install a JoJo or similar tank for water harvesting:
- The approval is for the applicant only and expires at transfer of ownership. Once the unit transfers ownership, the new owner is required to apply to the Board of Trustees for a transfer of the original application to the new owner.
- The water storage installation and all its components is at applicant’s own risk.
- The installation must be done strictly in line with the manufacturer’s recommendations.
- Any municipal by-laws must be observed.
- The installation should be registered with the Insurance selected by the Body Corporate and any additional premiums may be recovered from the owner or applicant through the monthly levy statements.
- The Belle Aire Place Body Corporate Conduct Rules shall apply to all other areas not mentioned herein or where applicable (aesthetics, visibility).
- Any structural defects or weaknesses caused by the water harnessing installation will be for the owner to rectify and at their own cost. The Body Corporate and its Trustees will accept no liability for any defects or damage caused to the building and/or common property.
- For units installed in a garden:
- Not more than 2500 liters total tank capacity.
- Tanks with a volume of 1000 liters or less may be placed on compacted and paved ground.
- Tanks with a volume of more than 1000 liters must be placed on a concrete slab at least 80mm thick and 100mm larger in any direction of the size of the tank.
- The tank must be shielded from direct viewing from common ground or a neighbour’s EUA.
- For units installed on a verandah or sundeck and above an occupied part of the unit:
- Not more than 1000 liters tank capacity.
- Consent in writing from the owner of the neighbouring unit below.
- A certificate from a structural engineer may be required if the size of the water tank is more than 500 liters.
- The floor below the tank must be prepared to allow for an equal distribution of the load (no point load).
- An adequate drip tray must be provided, with the drainage routed to a gutter or downpipe.
- if the installation is connected to the existing main water supply circuit:
- The Insurance may request a Certificate of Compliance (CoC) for the installation (both for water and electric), but will in all cases request a copy of the installer’s invoice and a photograph of the installation.
- In any case must a non-return valve be fitted to the main water inlet nearest to the water meter or stop valve, to ensure that no contaminated water may flow into the main supply.
- Any municipal by-laws must be observed.

Approval may be granted by the trustees if they are are satisfied that the installation is within the scope as outlined in the STMA and in the Conduct Rules. An initial approval may be supported by visual inspections whilst work is in progress and any deficiencies found at such an inspection must be corrected by the owner to retain this approval.
Water storage installation
After receipt of your application will the trustees carefully carry out an assessment. They may have to come back to you for further qualifying questionns in order to gain a full understanding.
Once the assessment is done the trustees will communicate their decision in writing to you and the Managing Agent. You will also receive clear notes on the outcome of the decision, which may be the further rules or guidelines to be observed or reasons for non-approval.
This process will normaly take a few days only,
