Whether you move your existing geyser to a new place within your own living space or whether you move it to the outside – there are certain rules which you must know about. These guidelines will help you in your decision making.
- The approval is for the applicant only and expires at transfer of ownership. Once the unit transfers ownership, the new owner is required to apply to the Board of Trustees for a transfer of the original application to the new owner.
- The geyser installation must be carried out by a qualified and/or professional person.
- The placement and installation of the geyser is at the owners risk.
- The installation must comply with SANS 10252-1 and SANS 10254 in its entirety.
- Adequate insulation must be insured for the geyser and all piping.
- The new placement must be registered with the Insurance selected by the Body Corporate. Should any additional premiums occur, they will be recovered from the owner/applicant through the monthly levy statements.
- The geyser, valves and its mounting structure must be maintained as and when required at the cost of owner.
- The Body Corporate and its Trustees will accept no liability for any defects or damage caused to the building and or common property.
- The owner of the unit should keep a CoC for the installation and must submit a copy to the insurance company, if required.
- The Belle Aire Place Body Corporate Conduct Rules shall apply to all other areas where applicable.
Apply to relocate an existing geyser
Approval may be granted by the trustees if they are are satisfied that the installation is within the scope as outlined in the STMA and in the Conduct Rules. An initial approval may be supported by visual inspections whilst work is in progress and any deficiencies found at such an inspection must be corrected by the owner to retain this approval.
Relocate existing geyser
After receipt of your application will the trustees carefully carry out an assessment. They may have to come back to you for further qualifying questionns in order to gain a full understanding.
Once the assessment is done the trustees will communicate their decision in writing to you and the Managing Agent. You will also receive clear notes on the outcome of the decision, which may be the further rules or guidelines to be observed or reasons for non-approval.
